As of 1 April 2026, property buyers in South Africa will face slightly higher costs when registering their properties, following the latest increase in Deeds Office fees. While the increase may seem small at first glance, it's an important reminder that the true cost of buying property goes beyond the purchase price.
What has changed
The updated fee schedule was officially published in the Government Gazette at the end of February 2026, with increases of approximately 5.5 % across most Deeds Office services. These fees form part of the transfer and registration process and are payable when a property is registered in the buyers' name.
Why this matters for buyers
One of the most common mistakes buyers make, is underestimating the total upfront costs involved in a property purchase.
These include:
Transfer duty (where applicable)
Conveyancing attorney fees
Deeds office fees
Bond registration costs (if financing)
With each adjustment in fees, even small increases can impact affordability and cash flow.
